LandGrab.pro is operated by Esgwon.Dev LLC and provides property intelligence, acquisition research, analytics, and restoration tools. We process information about our users and their use of the Service, and we also aggregate property-related information from public records and licensed third-party sources. Public property records may identify property owners or other persons associated with real estate. This Policy explains how Esgwon.Dev LLC handles these different categories of information.

LandGrab may display the name of a recorded property owner, property-owning entity, trustee, lienholder, borrower, certificate holder, or other person or entity associated with property records.
Such information may originate from public property records or licensed data providers and is generally displayed to help users understand property ownership, transaction history, or an acquisition pathway.
Esgwon.Dev LLC does not represent that public or third-party ownership information is always current, complete, or legally dispositive.
Certain current or future LandGrab features may include enhanced ownership or contact intelligence from licensed or otherwise lawful sources.
Enhanced information may be subject to stronger access, subscription, display, export, usage, or contractual restrictions than ordinary recorded ownership information.
Esgwon.Dev LLC may restrict access to owner mailing addresses, phone numbers, email addresses, beneficial-ownership intelligence, or similar information based on source terms, privacy considerations, user permissions, applicable law, or product policy.
LandGrab does not intend to display sensitive identification information such as Social Security numbers, driver's-license numbers, financial-account credentials, or similar highly sensitive identifiers.
Some governmental or third-party sources may suppress, shield, redact, restrict, or remove information for privacy, safety, confidentiality, legal, or programmatic reasons.
Esgwon.Dev LLC may honor and propagate source-level suppression where reasonably practicable and may remove or restrict information that is no longer lawfully or appropriately available.
We do not intentionally use historical or cached information to defeat a legally effective governmental confidentiality or suppression mechanism.
LandGrab may integrate authorized property-listing information from MLS organizations, listing brokers, real-estate data providers, or other licensed sources.
Listing information may include property characteristics, asking price, listing status, listing history, days on market, public remarks, photographs, listing-office information, or other fields permitted by the applicable data agreement.
Esgwon.Dev LLC's ability to display, store, cache, export, analyze, or redistribute listing information may vary by source.
We do not intentionally expose confidential MLS information such as private broker remarks, access codes, lockbox information, private showing instructions, or other restricted fields unless expressly authorized for the relevant user and use case.
LandGrab may collect information concerning tax sales, tax-deed sales, foreclosure sales, trustee sales, government dispositions, online property-title tax sales, and other acquisition opportunities.
This may include property identifiers, sale dates, opening bids, auction platforms, governmental authorities, registration requirements, deposits, redemption rules, settlement information, and sale status.
Property coordinates, parcel centroids, address points, GIS geometries, and map pins describe the location of real property and generally do not represent the real-time location of a LandGrab user.
If LandGrab later requests access to your device's precise location, we will request permission where required and use the information for the disclosed purpose, such as nearby-property discovery or field-research tools.
Users may provide information through notes, property observations, uploads, photographs, underwriting, contractor estimates, acquisition plans, due-diligence records, deal assumptions, team comments, or other user-generated content.
Esgwon.Dev LLC processes that information to provide the Service, preserve your workspace, enable requested collaboration, and support related features.
Users should not upload Social Security numbers, complete financial-account credentials, passwords, access codes, medical records, or other highly sensitive information unless a feature specifically requires it and appropriate protections are provided.

Automated processing may support property matching, deduplication, data normalization, coordinate validation, opportunity scoring, acquisition-stage determination, Next Best Action suggestions, listing intelligence, valuation estimates, or similar functionality.
LandGrab does not intend for automated property analytics to determine a person's eligibility for employment, housing, credit, insurance, education, or another similarly significant personal decision.

If you participate in a team or organization workspace, certain property research, notes, acquisition activity, reports, and account information may be visible to other authorized members according to workspace permissions.
Esgwon.Dev LLC may disclose information when reasonably necessary to comply with law or valid legal process, protect rights and safety, investigate fraud, enforce agreements, or protect systems.
Information may be transferred in connection with a merger, acquisition, financing, reorganization, sale of assets, bankruptcy, transfer to an affiliate, or similar corporate transaction, subject to applicable law.
Esgwon.Dev LLC does not intend to sell passwords, complete payment credentials, or similar sensitive account information.

If the underlying official source is inaccurate, the requester may need to correct that information with the authoritative source first.

Where available, you may request deletion of your LandGrab account and covered personal information associated with the account.

Deleting your LandGrab account does not necessarily require Esgwon.Dev LLC to delete independent public property records merely because those records contain the same person's name.
Maryland residents may have rights under the Maryland Online Data Privacy Act and other applicable law with respect to covered personal data processed by Esgwon.Dev LLC.
Depending on applicability and statutory exceptions, rights may include:

As LandGrab expands to additional jurisdictions, residents of other states may have additional privacy rights.

Where information is maintained as de-identified data, we do not intend to re-identify it except where permitted for security, quality assurance, or legal compliance.
Esgwon.Dev LLC may use artificial intelligence, machine learning, statistical models, rules engines, or other automated methods to assist with property classification, summarization, source reconciliation, opportunity analysis, restoration visualization, underwriting, search, and related features.
User inputs may be processed to provide requested features and improve system quality where permitted.
LandGrab will not represent machine-generated output as an official government record, title opinion, appraisal, legal conclusion, or guaranteed investment result.
Third-party provider terms may affect whether licensed source data may be used for model training or similar purposes, and Esgwon.Dev LLC will apply applicable restrictions.
LandGrab may allow users to research properties owned by other persons or entities.
Users must use such information lawfully and in accordance with our Terms of Service.
Esgwon.Dev LLC may restrict uses involving harassment, discrimination, fraud, identity theft, unlawful surveillance, misuse of contact information, or other harmful conduct.
LandGrab should not be used to unlawfully discriminate in housing or real-estate transactions.
Esgwon.Dev LLC does not intend to provide acquisition rankings based on race, religion, ethnicity, disability, familial status, or other characteristics protected by applicable fair-housing laws.
Historical and neighborhood information may be presented for legitimate property, architectural, historical, planning, or restoration purposes and should not be used as a means of unlawful steering or discrimination.
LandGrab may link to government portals, auction websites, listing providers, assessor systems, court systems, maps, lenders, contractors, title services, or other external services.
This Policy does not govern information collected independently by those third parties.
If your LandGrab account is provided or managed by an employer, investment company, development organization, or other organization, that organization may control aspects of the workspace.
Organization administrators may have access to account information, team activity, saved properties, property notes, reports, pipeline activity, or other workspace information consistent with assigned permissions.
Some plans may permit API access or data exports.
Data available through an API or export may be more limited than information visible within LandGrab because of privacy, security, source-license, attribution, or contractual restrictions.
Users receiving exported or API-delivered information are responsible for handling that information lawfully and in accordance with LandGrab and source-specific terms.
Property data changes over time.
LandGrab may preserve historical observations while separately maintaining a current canonical value.
For example, LandGrab may retain a historical listing price, previous recorded owner, prior foreclosure event, auction date, permit status, tax condition, or other historical property state.
Government records and third-party sources may disagree.
Esgwon.Dev LLC may preserve conflicting source observations and use source authority, freshness, confidence, and other rules to determine what value is presented as current.
A source conflict may be displayed as unresolved rather than automatically resolved.
Browser-based privacy signals and legal requirements continue to evolve.
Where applicable law requires recognition of a valid universal opt-out mechanism or similar signal, Esgwon.Dev LLC intends to implement appropriate handling for covered processing.
Traditional "Do Not Track" browser signals may not independently control all LandGrab processing.
Certain Team, Enterprise, API, or future business features may involve Esgwon.Dev LLC processing information on behalf of a customer.
In those circumstances, a separate data-processing agreement, enterprise agreement, or other contract may govern the respective roles and responsibilities.
Esgwon.Dev LLC may update this Policy as LandGrab evolves, additional data sources are integrated, new jurisdictions are added, laws change, or our privacy practices change.
